The European Directive on the Energy Performance of Buildings (EPBD) states that

...  there must be an energy performance certificate [EPC] made available whenever buildings are constructed, sold or rented out  ...

The EPC shows two things -

  • the dwellings Energy Efficiency Rating (KWh/m2 per year) - relates to the running cost of the building
  • the dwellings Environmental Impact Rating (Tonnes/m2 per year) - relates to the carbon dioxide emissions of the building

Each rating is shown on an A–G rating scale similar to those used for fridges and other electrical appliances. EPC's are valid for 10 Years.

Calculation Methodology (SBEM3)

The energy calculation undertaken to produce an EPC on an existing commercial building is referred to as the SBEM3 (Standard Building Energy Model - level 3).

In other words to produce an EPC we need to do the SBEM3 calculation.

Outline of the SBEM3 process

Setup Stage (we set up job on our computer and produce a Fee Proposal & Contract)
  • The Client request us for an EPC and gives us
    • the address of the property
    • the contact details of the Payer
    • as much information about the building as possible (age, size, complexity, floorplans) 
  • We then set the new job up on our computer system and produce a Fee Proposal & Contract, which is sent to the Client via email.
  • If the Client accepts the Fee Proposal we will then proceed to the Data Gathering Stage
Data Gathering Stage
  • We make an arrangement to visit the dwelling so that we can take measurments and other data.
  • The visit normally takes 1 to 2 hours.
Completion Stage
  • Once this data has been gathered the Energy Assessor can generate an EPC and lodge the EPC on the governments ‘Landmark’ database.
  • This process can usually be done in one day.
  • Once payment has been made you will receive your EPC and a Final Report containing all relevant documents.
